New Home and Remodel Design

ClearSight Design has been involved in residential design and drafting services for over 6 years! We do both production designs and custom homes/remodels, large and small. We are generally less expensive than our competitors due to our pricing structure, often coming in at about 20 to 30% less than other designers and well under half of what a licensed architect would charge. And yet we offer more features, such as full color exterior and interior renderings and code compliance.

Design for Homeowners

No one knows your needs like you do and we don't pretend otherwise. We draw what you tell us to draw and bring it to life so you can make the decisions. Some designers want to put their own stamp on a design. While we aren't afraid to make suggestions, we understand that this is your creation and we are just there to facilitate.

Design for Builders

With several production as well as custom home builder clients, we can adapt to your level of detail, number of options, and building practices.

Design for Designers

Have too much work? Don't want to hire/train additional staff? We offer reduced rates to other designers! We use Chief Architect 10 as well as AutoCAD 2005 and earlier.

Stock Plans

We don't offer stock plans, but our custom plan prices can often be comparable to purchasing a stock plan and having someone personalize it for you.

We follow copyright law and do not redraw other designers' work without their permission. However, if you have a plan or two that you like but want significant changes to them, we can look at creating a new plan that captures the elements you like while respecting other designers' intellectual property.

What's Included

Local jurisdiction code research, scaled elevations (4 sides), floor plans (all floors), foundation plan, sectional views, typical details as required by jurisdiction, full color renderings.

What's Not Included

We do not provide structural engineering beyond prescriptive path lateral engineering using IRC standards. We also do not provide costs, material lists, electrical layouts, beam sizing, floor system or truss layouts/engineering (we do suggested layouts), plot plans (except when requested by customer, for an additional charge, provided there is an official plat or survey), transferring engineer's notes to plans, architectural stamps, or submittal to jurisdiction.

Pricing

We work hourly and charge $60/hour for design time and $45/hour for everything else (meetings, phone calls, research, delivery). Black and white blueprints are $10/set. Electronic PDF, DWG, DXF, or Chief files can be had for a minimal charge in most cases.

$500 down and a signed contract are required before commencing work. We hold the $500 in reserve against the final invoice and bill monthly (the last day of each month) for any work done in that month. Full payment is required upon delivery of the final plans. If we make a mistake on the plans, we will fix the mistake, reprint, and deliver ASAP at no cost to you. If at any time you decide to suspend or stop the design process we will refund your down payment minus any outstanding amount.

In some cases, if you insist, we'll give you an official estimate. However, a lump sum price will probably be higher than if you had gone the hourly route. Some customers require more time than others and that is why we like to go hourly--it works out better for everyone.
